Falling yields in the residential lettings market have attracted growing numbers of private investors to commercial property, lured by generous tax breaks and higher rents.
- Commercial property constitutes 35% of the productive assets of the economy, and contributes over £40 billion to the exchequer in taxes
- Commercial property made up 6.2% of the UK’s GDP in 2004, six times the size of agriculture, more than twice the size of the oil industry, and larger than the banking, transport and communications sectors (and even larger than the financial services industry.)

Employment in commercial property in the UK is nearly 1.2 million - 54.2% greater than the number of people employed in the residential property sector (778,100.) Employment in commercial property alone exceeds by 400,000 that in the whole motor industry and is twice the size of the postal and telecommunications sector.
According to information published by the Office for National Statistics in the Blue Book, the value of commercial, industrial and other buildings (i.e .other than residential buildings and agricultural assets) in the UK was £623.5 billion in 2004 - the latest available year [SOURCE: Industry Economics and Statistics Directorate 3, DTI)

FACT 1: The UK economy has a relatively low level of commercial property compared to other major industrial nations.
The proportion of the capital stock that is made up of commercial property is less in the UK than any of the other G5 nations. Given that the overall capital stock is lower in the UK as well this suggests that productive commercial property is particularly low in the UK.
FACT 2: The share of UK GDP accounted for by commercial property is below the OECD average
Far from being excessive the commercial property sector in the UK is relatively small. Focusing on the contribution of commercial property alone we see that the size of commercial property is below the OECD average of 6.3% and the UK is in 15th place.
FACT 3: Compared with other major industrialised nations the UK invests relatively large amounts in non-property capital but not much in property.
A major aim of government policy has been to raise the UK investment rate which is low by international comparisons. Close examination of the investment numbers suggests that although total investment is relatively low in the UK the situation is even worse for property. A relatively large proportion of the UKs low investment goes into non-property (52% for the period 1970 to 2000 - the joint highest proportion of all countries) leaving a low share for commercial property (28.3% - the fourth lowest in Investment by Category for OECD Nations 1970-2003 Source : OECD National Accounts Volume II)
FACT 4: Huge numbers of economic migrants (over 350,000 from Poland alone), are now coming to live and work in the U.K., since the enlargement of the European Union to 25 countries in 2005.
FACT 5: U.K. People are living longer. In the 1980s the average life expectancy was 84: now it’s 92.
FACT 6: This means by 2020, there will be 10 million more people in the U.K. than there are today….
FACT 7: Taking all these six facts together, this means demand for commercial properties in the years ahead (to provide the products and services these extra 10 million people will need) will have to increase dramatically.

Commercial property values could be set to boom over the next two years, with the construction industry starting to benefit from European movement of labour, according to a new report. The quarterly construction survey from the Royal Institution of Chartered Surveyors (Rics) finds members of the profession in buoyant spirits, with 23 per cent more chartered surveyors reporting a rise rather than a fall in activity in 2006 so far. Private house building is driving market growth alongside increased interest in commercial property, the association finds, with inflation and skills shortages kept to a limit by the import of a steady stream of workers from Eastern Europe. Only 28 per cent of the study's 178 respondents reported shortages of skilled workers: the second lowest reading in the survey's history and a dramatic drop from the high point of 46 per cent recorded in late 2003. Rics economist David Stubbs concluded: "With competitively priced overseas labour, the Olympic effect and government spending plans likely to bring a further boost, next year is looking rosy for many construction companies." He warned: "Sharply increasing prices for materials such as steel and copper are the only potential blot on the landscape but the industry will continue to shrug these off while property values rise."

Let’s not kid ourselves here. There is work involved in any decent business and ours is no exception. We actively try and put off any tyre kickers who are not enthusiastic about making money with us.
