7 Secrets to Successful Commercial Property Investing
"I've just finished reading the Commercial Property Secrets course - firstly apologies its taken a bit longer than planned - but at 200+ A4 pages + 2 CDs it takes some time to work through.
What do I think ? - in a word brilliant!
This has opened my eyes up to commercial property and made me seriously rethink my plans. Why ? Well to start off with there all sorts or reasons why commercial property is a better investment than residential.
Generally premises are sold WITH tenants and they are tied in to 5+ year leases, no risk of having to find new tenants every 6mths and dealing with voids and the tenants are responsible for maintaining the building, not you! Also the yields on commercial property are higher thanresidential and growing more strongly.
You make investments in commercial property using SIPP pension vehicles, this lets you reclaim tax on your investment - i.e. the government will give you 40% of your investment if you are a higher rate tax payer ! (Note SIPPS do not allow residential property)
There are lots of possibilities for increasing the value of a commercial property almost overnight - converting space over shops to residential, sub dividing larger units, changing use from A1 to A3 etc. There is little you can do to a residential property to change its value so easily. The course has lots of suggestions on this and some invaluable advice.

It starts off with an overview of the commercial property market and how it compares favorably with other investments. It describes the types of commercial properties available. The course goes on in section 2 to show how investing in commercial property can make you a tidy income for next to no effort. Section 3 describes the buying process for commercial property and covers off the legal process etc. Section 4 looks at placing commercial property in SIPP and REITs. Chapter 5 covers the legal and tax implications including income tax, corporation tax capital gains tax, inheritance tax, stamp duty, VAT etc. It also explains the best legal structures for minimising the tax bill.
Section 6 moves on to your investment strategy and how to secure finance for deals. Section 7 is the quick start guide and gives useful insights into using OPM (other peoples money) to get your investment started.
Section 8 is particularly great, it covers formula for comparing potential investments taking into account various factors such as Yield, capital appreciation,covenant strength, lease length and rent reviews. Just plug in the numbers and compare which investment offers the best returns. Section 9 describes how you can invest without ANY deposit - true 100% finance deals are possible in this market. Section 10 contains some great negotiating methods, whereby you can gain true win/win deals when negotiating to purchase.
Section 11 looks at some specific techniques for adding value to your investment by methods such as those I touched upon earlier - conversions, sub divides etc. It includes case studies of what colleagues of the author have achieved.
Sections 12 and 13 look at property leases and the property management. The former has lots of detailed information on types of leases etc and things you need to be aware of. The latter looks at the advantages of using a property management company to manage your invest leaving you with zero effort income.
Section 14 contains the authors own 20,000 a month system starting with 0 in the bank. This really does seem quite realistic using the methods outlined.
So in summary this package gives you a thorough grounding in all aspects of commercial property investment. The course also tells you how you can get into this business with NO MONEY DOWN. Another really important section in the course is advice on the most tax efficient ways to hold your investment. There are several ways you can minimise tax on earnings and capital gains on your portfolio. These can add £'000s to your income.
